  • GET YOURSELF PREAPPROVED WITH A REPUTABLE MORTGAGE LENDER.  IT'S VERY IMPORTANT TO KNOW WHAT LOAN PROGRAM YOU QUALIFY FOR (ie, CONVENTIONAL, FHA, RD, VA) AND THEN HOW MUCH YOU CAN QUALIFY FOR.  THAT DOESNT MEAN YOU HAVE TO SPEND THAT, BUT KNOW YOU CAN IF YOU WANT TO.  YOUR LENDER WILL THEN PROVIDE YOU WITH A PREAPPROVAL LETTER TO GIVE YOUR AGENT.  ITS IMPORTANT TO HAVE THIS TO PRESENT WITH ANY OFFERS MADE AS IT STRENGTHENS YOUR OFFER IN THE EYES OF THE SELLER.  GOING THROUGH THAT PREAPPROVAL PROCESS IS FREE AND CAN BE DONE IS AS LITTLE AS 24 HOURS.  YOUR AGENT CAN ALWAYS GIVE YOU THE NAME OF 3-5 LENDERS, SO DONT HESITATE TO ASK IF YOU DONT ALREADY HAVE ONE. *NOTE: THERE ARE FUNDS AVAILABLE TO FIRST TIME BUYERS IN OUR COMMUNITY.  CLICK HERE TO SEE IF YOU QUALIFY!
     

  • CHOOSE YOUR AGENT.  CHOOSE THE AGENT YOU FEEL WILL BEST REPRESENT YOU AND THEN TRY TO STICK WITH THEM.  YOU WILL BUILD A RELATIONSHIP BASED ON TRUST AS THEY WILL NEED TO KNOW YOUR FINANCING ABILITY, NEGOTIATING POWER, WANTS, NEEDS & GOALS IN ORDER TO BEST REPRESENT YOU.  THEY WILL LEARN WHAT YOU LIKE & DONT AND ONLY TAKE YOU TO THE HOUSES THAT BEST FIT WHAT YOU'RE LOOKING FOR. 

 

  • YOU'VE FOUND IT!!! YOUR NEXT HOME...  NOW WHAT?  OFFERS ARE WRITTEN UP BY YOUR AGENT AND THEY WILL PRESENT THEM TO THE LISTING AGENT OR SELLER.  YOU HAVE HIRED SOMEONE TO DO THE NEGOTIATIONS FOR YOU AND MAKE SURE YOU GET THE BEST DEAL!  OFFERS ARE ALMOST ALWAY SUBJECT TO SOMETHING... FINANCING, INSPECTIOS, SOMETIMES THE SALE OF A HOME.  EVERYTHING IS NEGOTIABLE AS LONG AS ALL PARTIES AGREE AND ITS DOCUMENTED. 

 

  • EARNEST MONEY.... YOU WILL BE ASKED TO PUT DOWN AN EARNEST MONEY DEPOSIT, OR GOOD FAITH PAYMENT, AT THE TIME OF WRITING YOUR OFFER.  ONCE ACCEPTED, THAT MONEY GETS DEPOSITED INTO THE LISTING AGENT'S TRUST ACCOUNT AND THEN SHOWS UP AS A CREDIT TO YOU AT THE CLOSING.  SHOULD YOUR OFFER FALL APART DUE TO ANY OF THE CONTINGENCIES TO THE OFFER, YOU WILL GET IT BACK.  IF YOU WALK AWAY FOR ANY REASON OTHER THAN ONE OF THE CONTINGENCIES, THE SELLER MAY KEEP THAT MONEY. 

 

  • ONCE YOUR OFFER IS ACCEPTED & SIGNED, YOUR AGENT SENDS IT TO YOUR LENDER AND THE INSPECTION PERIOD BEGINS.  YOU HAVE THE RIGHT TO CHOOSE WHOEVER YOU'D LIKE TO DO THE INSPECTIONS AND WE CAN PROVIDE YOU WITH A LIST OF INSPECTORS UPON REQUEST.  IT IS ENCOURAGED THAT YOU ATTEND YOUR INSPECTION WHEN POSSIBLE AS IT GIVE YOU A GREAT OPPORTUNITY TO ASK A PROFESSIONAL QUESTIONS ON THE SPOT.  IF MAJOR THINGS ARE FOUND, NEGOTIATIONS BEGIN AGAIN TO FIND AN AGREEABLE SOLUTION.

 

  • YOUR AGENT AND LENDER WILL WORK TOGETHER TO MAKE SURE ALL OF THE PIECES OF THE TRANSACTION COME TOGETHER BEFORE CLOSING.  AS A TEAM, WE WILL WALK YOU THROUGH THE ENTIRE PROCESS.
